Marien-Heim received an extensive rehabilitation that includes new kitchens (cabinets, appliances, flooring, sink, painting), bathroom sinks and toilers and apartment floor repairs. Additionally, the renovation will include lobby and public hall beautification including building entry doors, flooring, wall treatment and lighting. The renovation plans are expected to be Enterprise Green Communities certified; “green” features will include new landscaping and resident enjoyment areas including benches, tables and planted areas, newly refurbished laundry rooms, new energy efficient boilers, burners and hot water heaters, new energy efficient lighting throughout the apartments, and new windows throughout the building. The buildings’ security system will be overhauled with new security cameras in strategic locations.

The preservation and development of Marien-Heim was funded by tax-exempt bonds issued by the New York State Housing Finance Agency (HFA), and utilizes as-of-right 4% Low Income Housing Tax Credits (LIHTC) in connect with the bonds. Furthermore, Marien-Heim is one of the first projects in New York City to participate in HUD’s Rental Assistance Demonstration (RAD) program in connection with the new financing.
