MDG is the Troy Housing Authority’s co-developer partner for the rehabilitation of five apartment complexes in Troy, New York: Griswold Heights Apartments, Corliss Park Apartments, Grand Street Apartments, Margaret W. Phelan Apartments, and Catherine M. Sweeney Apartments. Collectively the Troy Portfolio Preservation Project, the five separate properties total 733 units of federally subsidized public housing, 726 of which were part of Troy Housing Authority’s Non-Debt RAD conversion. The additional 7 units are being constructed through this rehabilitation and will be provided by the Housing Authority’s project-based vouchers.

The redevelopment will include the rehabilitation of building infrastructure and amenities, the implementation of security measures, and the development and implementation of a social services program to enhance the services currently provided to the community. The redevelopment will be completed while tenants remain in place. The Development will be repaired and renovated in accordance with the HUD Rental Assistance Demonstration (RAD) Program, applicable building, accessibility Codes and local requirements. The scope of repair and rehabilitation will be guided by the final Integrated Physical Needs Assessment (IPNA), Phase I & II Environmental Report, State, local requirements, and Owner direction. The cumulative impact of the restoration project will improve the quality of life for the THA community while empowering residents to live fuller, healthier lives and reach their full potential.
