Vital Brookdale

The completion of Vital Brookdale created 160 affordable apartments and 25,000 square feet of health-focused community space in Brooklyn’s Brownsville neighborhood. Located at 527 East 98th Street and initiated through New York State Homes and Community Renewal, the project reflects NYS’ vision to create a stronger, more sustainable Central Brooklyn through core values including affordable housing and resilient, sustainable infrastructure. The project is an exemplary model for transforming the lives of low-income housing residents and sets a new standard for environmentally-friendly, health-focused affordable housing developments.


Hanson Place Community Plaza

In April 2022, in partnership with Hanson Place Church Support Corporation, NYC HPD, NYC HDC, and more, MDG broke ground on the $65,708,000 Hanson Place Community Plaza project, which will stimulate economic growth and revitalize the Fort Greene neighborhood through the creation of 104 quality, affordable homes and 22,000 square feet of community space. 

Located in Brooklyn’s Fort Greene neighborhood, Hanson Place Community Plaza will offer an 8,000 square foot medical center with affordable healthcare programming for the community; conference rooms and office space to expand Hanson Place SDA’s impact and reach in Fort Greene; and a 250-person multi-purpose room.  


Ocean Bay Bayside Apartments

Ocean Bay is a 24-building,  1,395-unit NYCHA development in the Edgemere neighborhood of Far Rockaway, Queens. The $560 million redevelopment is NYCHA's first RAD project and the largest single-site RAD transaction in the country. Devastated by Superstorm Sandy, Ocean Bay underwent complete renovations of the kitchens, bathrooms, and flooring of each individual apartment, updating common spaces, as well as installing safety and resilience measures.


Walter I.M. Hodge Pavilion

In June 2022, in partnership with the Virgin Islands Housing Authority (VIHA), MDG began the $116.7 million rehabilitation of Walter I.M. Hodge Pavilion, a 248-unit affordable housing development in St. Croix, USVI. The project will preserve affordability for residents, modernize the development, and strengthen the site’s resilience to natural disasters. The project is the first of VIHA’S long-term plan to renovate and rebuild its affordable housing portfolio throughout the USVI. 

Located at the corner of Centerline Road and Sandy Point Road in Frederiksted, St. Croix, and originally built in 1971, the project suffered significant damage as a result of Hurricanes Irma and Maria. Under the US Department of Housing and Urban Development (HUD)’s Rental Assistance Demonstration (RAD) program, Hodge will receive critical investments to enhance operational efficiency and improve resident quality of life while retaining affordability.  


Betances Houses

Betances Houses consists of 1,088 units in 55 scattered buildings in the South Bronx. Over 24-months, the restoration of Betances included a major rehabilitation of building infrastructure and amenities, implementation of security measures, and the development and implementation of a social services program tailored to the individual needs of the community. The project was completed through NYCHA’s Permanent Affordability Commitment Together (PACT) program and was a major RAD conversion.


Kingsley House

Kingsley House is a 164-unit affordable, Mitchell-Lama housing development for seniors in Westchester County, NY. The project will preserve affordability for residents while modernizing and improving the development. All apartments will receive improvements including new cabinets, sinks, backsplash tile, interior doors and hardware, flooring, updated bathrooms with medicine cabinets, toilets, faucet aerators, and shower heads, as well as Energy Star-rated appliances and high-efficiency heating and cooling systems.

Kingsley House was originally constructed in 1968 under the New York State Mitchell-Lama Program, which provides housing to middle-income residents across the state.


Fort Schuyler House

Fort Schuyler House is an affordable senior housing development in the Bronx, NY. Located at 3077 Cross Bronx Expressway in the Throggs Neck neighborhood of the Bronx, Fort Schuyler House was built in 1973 under the New York State Mitchell Lama Program to offer safe, secure, independent living opportunities for seniors ages 62 and over. The eight-story building is comprised of 118 studio units, 20 one-bedroom units, and one superintendent’s unit.

The complex’s newly renovated units include the conversion of antiquated kitchenettes to fully functioning kitchens. All apartments also received new flooring; new electrical risers and CB panels; new emergency pull cords; and energy-saving appliances, radiator control valves, bath and kitchen fixtures, and LED lighting throughout. All tenants were able to remain living in their homes during renovations to minimize disturbance to residents.


Uptown 6

Uptown 6 is an affordable housing project developed under the New York City Housing Preservation and Development's (HPD) Third Party Transfer/Mitchell-Lama Preservation Program (TPT/MPLP) term sheet. This initiative aims to revitalize failed Tenant Interim Lease (TIL) projects by transferring them to third-party developers to provide stable and affordable housing options for the community.

The Uptown 6 development consists of 82 residential units, with approximately half of the units remaining vacant at the start of the construction phase. The project's primary objective is to address the critical need for affordable housing in the area by offering high-quality and sustainable housing options to individuals and families with limited income.


Rockaway III

14-15 Mott Avenue, also known as Rockaway III and located in the Far Rockaway neighborhood of Queens, is a 6-story, 46,956 square foot, elevator building, featuring 42 residential units that are 100% affordable. Originally built in 1931, Rockaway III has undergone a moderate rehabilitation to restore and modernize both interior and exterior components of the building. The site is comprised of 1 studio unit, 24 one-bedroom units, 11 two-bedroom units, 5 three-bedroom units, and 1 four-bedroom unit. The Development, which was originally built in 1931, has undergone a moderate rehabilitation to restore and modernize both interior and exterior components of the building.


Marien Heim Towers

Marien Heim Towers was one of the first RAD projects in New York State. MDG Design & Construction developed this property in collaboration with Hudons Valley Property Group and the existing owners, Marien Heim Tower Inc. MDG also acted as contractor on the 182-unit, $16.2 million dollar rehabilitation. 

The preservation and development of Marien-Heim was funded by tax-exempt bonds issued by the New York State Housing Finance Agency (HFA), and utilizes as-of-right 4% Low Income Housing Tax Credits (LIHTC) in connect with the bonds.


The Plaza at Amityville

The Plaza at Amityville, formerly known as Andpress Plaza, is located in Amityville, Long Island.  This 51-unit project was developed and revitalized through a partnership between MDG Design & Construction, Hudson Valley Property Group, and property owner Ken Oppenheimer. The property received a new 20-year Housing Assistance Payment or HAP contract from the U.S. Department of Housing and Urban Development (HUD). 


365 Jay Street

Once the fire head quarters of Brooklyn, 365 Jay street was in need of renovations. MDG, in partnership with Pratt Area Community Council, set out to restore this historic gem to its once pristine condition.


Grand Street Guild

Grand Street Guild was a large project with three 26 story buildings with a total of 600 units. 


Haven Plaza

Haven Plaza is a group of four buildings with 373 units of rental housing. MDG served as the general contractor for work on both the interior and exterior.


University Avenue Consolidation

University Avenue Consolidation is a project that MDG took on as the general contractor, architect, and developer.  The project covered 680 units of rental housing in 6 buildings in the Bronx.


55 Pierrepont

 55 Pierrepont was a one building project with 189 units. MDG acted as the general contractor and faced the unique challenge of rehabilitating the building from top to bottom without inconveniencing the senior residents.


Skillman Street Homes

 Skillman Street Homes consisted of 9 buildings and 27 co-op apartments in Brooklyn. MDG acted as general contractor and developer.


Atlantic Commons

Atlantic Commons consisted of new construction of two buildings, 1734 St. Johns Pl which has 18 units and 2156-2160 Atlantic Ave which has 30 units.


Herkimer

234-280 Herkimer Street, Brooklyn is a  rental housing project where MDG served as the general contractor.  This project covered 138 units of rental housing.
