Uptown 6 is an affordable housing project developed under the New York City Housing Preservation and Development's (HPD) Third Party Transfer/Mitchell-Lama Preservation Program (TPT/MPLP) term sheet. This initiative aims to revitalize failed Tenant Interim Lease (TIL) projects by transferring them to third-party developers to provide stable and affordable housing options for the community.
The Uptown 6 development consists of 82 residential units, with approximately half of the units remaining vacant at the start of the construction phase. The project's primary objective is to address the critical need for affordable housing in the area by offering high-quality and sustainable housing options to individuals and families with limited income.
To ensure affordability, existing tenants were given the opportunity to sign rent-stabilized leases at their prior rent levels, ensuring that their housing costs remained manageable. These leases are limited to 50% of the Area Median Income (AMI), ensuring that the housing remains within reach for lower-income households. Additionally, new tenants seeking housing at Uptown 6 are being admitted at 80% of the AMI, allowing for a diverse mix of residents in the development.
